The process involves, checking

• The vendor really owns the property, usually checking with the land registry.
• The property is sold to vacant possession, i.e. no sitting tenants.
• That there are no outstanding disputes regarding the property i.e. planning.
• If there are any covenants attached to the property and that these are not unduly restrictive.
• There are no undisclosed charges or mortgages against the property.
• That there is no imminent planning permission in the pipeline that will affect the property.
• What specifically is involved in the sale i.e. fixtures and fittings.
