There are many benefits to buying a new property and it is particularly
popular with first time buyers. The new property provides a basis on which to start afresh, moulding and shaping your new home. The disadvantage of course, is that you will be moving into what is essentially a shell requiring expenditure on furnishings, fixtures and fittings. There is also the cost both in terms of time and money in getting to the stage at arriving at a mature garden. The main advantage of a new home is the peace of mind offered by most builders under the NHBC guarantee. It may be difficult to obtain a mortgage if the new property is not guaranteed under the scheme. During the initial guarantee period, which is usually two years the builder must rectify at his own expense, any defects arising from non-conforming to NHBC standards. This is followed by the Buildmark cover providing insurance for the next eight years against major damage caused by defect in the structure of the property or damage to the drainage system caused by non-compliance with NHBC technical requirements, or by subsidence, settlement or heave of the sub-soil. |
